RXR begins construction on luxury apartments at Long Island waterfront scheme

New York-based real estate developer RXR has broken ground on a five-storey, 101-unit luxury rental building at its Garvies Point development in Glen Cove, Long Island, advancing the latest phase of a $1.3 billion (€1.2 billion) mixed-use regeneration project that has progressed through multiple delivery stages since 2016.

Long Island Business News reported that the building, named The Arden, will include 2,400 square feet of retail space, 94 covered parking spaces and 7,750 square feet of indoor amenities including an attended lobby and wellness facilities. The project is being delivered in partnership with Japanese real estate investment group Chuo-Nittochi Group, with completion scheduled for 2027.

Joe Graziose, executive vice president for residential development and construction at RXR, said the groundbreaking represents continued commitment to Glen Cove's waterfront revitalisation. He noted that Garvies Point has established itself as a functioning neighbourhood, with the new phase bringing higher-specification accommodation to the Long Island market.

The development adds to existing Garvies Point residential buildings including the 385-unit Harbor Landing and 55 workforce housing units delivered by Georgica Green Ventures. RXR previously completed The Beacon, a 167-unit condominium building finished in 2019 with units priced between $800,000 (€742,000) and $3 million (€2.8 million).

The 56-acre site, formerly an EPA Superfund location requiring extensive environmental remediation, has progressed through changes in development teams, market conditions and regulatory approvals since initial proposals in 2002. The masterplan targets 1,100 total residences across rental and for-sale products, supported by economic incentives from Glen Cove Industrial Development Agency.
